Here are my comments for your consideration regarding the new local plan documents for the whole borough of CWCC. I fully understand the need to build more homes and allocate land for business development I am more concerned with the details not the basic need which is undeniable. Whether you adopt option A, B or C the land should always come from brown field sites and repurposing existing developments that are no longer in use. The use of green field and green belt land should be avoided at all costs; the proximity of a train station cannot be used as an excuse for using prime agricultural land. There is not one person in my family that use the train or bus everyone I know has their own car. Policy should reflect the majority not the minority how far do you go should all new homes be fitted with a lift as standard! All new homes that are built should use sustainable building materials where possible and incorporate solar panels and heat pumps, there is no logic in building homes without solar and heat pumps and then offering incentives through OFGEM to retro fit when the opportunity is there to install at construction. CWCC Planning and Building control are fully aware of the tricks used by developers to remove hedges, trees and ponds during a bank holiday weekend then agreeing to pay a small fine for breaching the terms of their planning consent. This needs to be addressed the fines are too small the penalty must be strong enough to protect habit for wildlife. Issue a stop notice reduce the number of homes that can be built on the site hit them where it hurts. If they plant a new oak tree to replace a large established tree cut down it could take 100 years for the new tree to become a like for like replacement. Work smarter not harder!
