We believe NEP01 has several features which make it unsuitable for significant development: · Surface run off already floods the Wirral Way every winter · There is no suitable access through Leighton Road or Wood Lane to the facilities and transport links of Neston. Access would have to be via Parkgate Parade (which is already log-jammed much of the year) and/or the A540, accessed by Boathouse Lane directly (access through Leighton Road and/or the Runnel highly unsuitable). · The area has high “landscape sensitivity”, particularly affecting the overview of the Dee estuary. · Development would negatively impact the recreational value of the area including: o The Wirral Way o National Cycle Route 56 We believe NEP01 and all but the most southerly parts of NEP02 remain essential to maintain the separation of Neston and Parkgate from Heswall/Gayton, i.e. the original reason for establishment of the Green Belt.
