The Land Availability Assessment – Stage 1 Report includes proposals from the Eaton Estate for land to develop for 200 houses on either side of Common Lane in Waverton which we believe is highly unsuitable for development. Development of the Common Lane site would result in: loss of Green Belt and green fields , which prevent sprawl, protect countryside, and provide accessible green space, promote environmental sustainability, and enhance public health. ribbon development and more generally consolidation and sprawl of the existing separate villages of Waverton and Old Waverton. This would destroy the distinct character of the area. traffic congestion is already severe on the A41/A51, with knock-on ‘rat runs’ through villages such as Waverton a major issue already, particularly through Common Lane. Additional development would worsen congestion and result in gridlock both on the A41 and at the A41/A5115 (Sainsburys) roundabout. adversely affect road safety at junctions such as the Eggbridge Lane, Moor Lane and Common Lane junction; Eggbridge Lane and A41 junction; and Moor Lane and A41 junction, which are already the location of numerous accidents. Adding further traffic will result in additional incidents. infrastructure improvements are unfeasible: there is no space for dedicated busways or cycle links, and road space is already at capacity. Other local social and community infrastructure is also limited/at capacity. significant harm to the historic environment through development adjacent to or within a Conservation Area. The proposed development on Common Lane Waverton would have a detrimental effect on the Waverton Conservation Area Overall, the proposed development would have a major adverse impact and should not be included in the Local Plan or approved for development.
