yes, provided suitable tree species are required i.e native, potentially large. Hedgerows – allowing space for it to grow to a useful size and be maintained (conditions needed to stop them being replaced by fencing) This links to the SUDS policy and need for infiltration and natural components – on developments with too much hardstanding (none of it permeable), the storage tanks needed for SUDS occupy so much space that all the green space created on site is needed for those, and no new trees can be planted (eg Green Hill Road in Kelsall)

Agree with the policy. For the first two bullets, clarify that new developments should not be inward looking islands but integrate into existing fabric of the settlements, eg open to the existing roads in places. Too many new developments have one access point and 'turn their back' on the existing built area. Wording will be crucial to make the policy enforceable, Don't allow viability to be used as a loophole to avoid high quality design, particularly in rural settlements where property prices, profitability and planning uplift are high.

Point 1 on Energy efficienty - No commercial or warehousing development should be allowed without large component of energy generation, either through solar, wind, or heat pumps (more than one). Even without new grid connection this will reduce energy need and demand on the grid This must be prioritised over green field PV.

Don't agree. Ground mounted solar is easy to hide, and the provisions of the policy give too many ways of allowing what is a very land-hungry use. Most residents will not object because they cannot see the solar farm, but an esthetic justification is a poor one. Far better to mandate solar on commercial sites, car parks, warehouses etc. Land based wind turbines may disturb people's sensibilities, but they don't take the land out of use.
